At a glance
Brickell at a glance.
Brickell is named for William and Mary Brickell, early settlers of Miami. In the early 1900s mansions lined Brickell Avenue, known then as Miami’s “Millionaire’s Row.” From the 1970s, office towers, hotels and apartments began to replace them.
Today it runs from the Miami River south to the Rickenbacker Causeway. Brickell City Centre, a Metrorail station and the free Metromover are all here.
Daily life
Living in Brickell.
Character and history
Brickell grew from a street of mansions into a district of towers, where offices, hotels and homes share the same blocks. Mary Brickell Village opened in 2006 as the center of its dining and entertainment.
Landmarks and daily life
Brickell City Centre mixes shops, offices, a hotel and residences. Simpson Park is a hammock nature preserve among the towers, and Brickell Key, a man-made island of residential and hotel towers, sits just offshore.
Getting around
Brickell has its own Metrorail station, and the free Metromover loops through Brickell and downtown. The Underline, a park and trail beneath the Metrorail, starts at the Miami River, and the Rickenbacker Causeway leads to Key Biscayne.

The homes you’ll find
Home in Brickell usually means a condo, in buildings of different ages along Brickell Avenue, near the Metrorail and on Brickell Key. Each building has its own rules, fees, rental policies and finances, so compare buildings as carefully as units.
What to check here
Ask for the condo documents early. After 2022, Florida requires milestone structural inspections for many condo buildings three stories or taller as they age, and structural integrity reserve studies. Read those reports, the reserves, the budget and any special assessments.
How Bilal helps
Bilal short-lists buildings and units that fit your budget and plans, sets up private tours and requests the association documents so you can review them before you commit. Then he negotiates your offer and follows the inspection, appraisal and closing.

01Is Brickell a good place to live?
It suits people who want city life: towers on the bay, offices, restaurants and transit close together. You trade a yard for shared building amenities. If you want a house with a garden, Coconut Grove or Coral Gables may fit better.
02What should I check before buying a Brickell condo?
The association’s budget and reserves, the milestone inspection and reserve study where they apply, any special assessments, and the rules on rentals and pets. Bilal helps you request and read them before you commit.
03How do you get around Brickell?
Brickell has a Metrorail station on the line toward Coral Gables, South Miami and the airport, and the free Metromover loops through Brickell and downtown. If you work downtown, ask Bilal to focus on buildings near a station.
04Do Brickell condos need flood insurance?
It depends on the building’s flood zone and your lender. Lenders require flood insurance in FEMA high-risk flood zones, and standard policies do not cover flood. Ask how the association insures the building and get quotes for your unit before your inspection period ends.
