What we handle
Leasing, buying and selling for tenants, owners and investors across Miami-Dade and Broward.
Street-front shops and restaurant spaces on corridors such as Sunset Drive, Miracle Mile, Las Olas Boulevard and Lincoln Road, where visibility, parking and foot traffic decide what rent a business can carry.
From small professional suites to full floors in Brickell’s towers, with a close look at the lease type, operating expenses and room to grow.
Industrial, logistics and flex space near the airport and the expressways, above all in Doral, where clear height, loading and truck access matter as much as the rent.
Mixed-use and income buildings, with the numbers read before you commit: rent roll, net operating income, cap rate, expenses and the condition of the building.
How it works
The same broker from the first call to the keys, in English or Spanish.
What the space has to do: size, budget, location, timing and the use it must be zoned for.
A short list of spaces or buildings that fit, toured together and compared on the full cost.
A letter of intent, then the lease or purchase terms: rent and increases, expenses, build-out, free rent and length.
Zoning, permits, inspections and the paperwork, handled through the lease signing or the closing.
Tenants, owners, investors
Compare spaces on the full cost: base rent, yearly increases, operating expenses, and the taxes and insurance you pay under a net lease, less any build-out allowance and free rent. Since October 1, 2025, Florida no longer charges sales tax on commercial rent.
Price your space against what similar spaces are leasing and selling for now, market it in English and Spanish, and choose tenants on their finances and their plans for the space.
Rent roll, leases, expenses and the building’s condition, read together, so the price you pay reflects the income the property can really produce.
Before you sign, confirm that the space is zoned for your use and that permits, parking and occupancy rules work for your business. Each city in Miami-Dade and Broward sets its own rules.

Ask BilalFor tenants, a broker finds and compares spaces, negotiates the lease and checks that the space works for the business. For owners and investors, a broker prices, markets and negotiates the lease or sale, and reads the numbers behind it.
A lease where the tenant pays base rent plus its share of the property’s taxes, insurance and maintenance. It is common for retail and industrial space, so compare spaces on the total cost, not the base rent alone.
It varies with the market, the space and the deal. Build-out and permits can add weeks or months, so start well before you need to move in.
