At a glance
Coconut Grove at a glance.
Coconut Grove had a post office by 1873, and Bahamian settlers were among its first residents. The City of Miami annexed the Grove in 1925, but it kept its own center, the Village Center.
The Grove is known for its heavy tree canopy and its bayfront on Biscayne Bay, from the Dinner Key marina to Vizcaya Museum and Gardens.

Character and history
The Grove’s history is still in view. Ralph Middleton Munroe built The Barnacle in 1891, and it is now The Barnacle Historic State Park. Vizcaya dates from 1916, and Miami City Hall sits in the former Pan Am terminal at Dinner Key.
Landmarks and daily life
The Village Center is the Grove’s main shopping area, a few blocks of shops and restaurants that include CocoWalk and its movie theater. Boaters use the Dinner Key marina, and the Coconut Grove Arts Festival returns every year.
Getting around
The Coconut Grove Metrorail station is on US-1 at SW 27th Avenue, at the Grove’s western edge, with trains to Brickell, downtown and South Miami. By car, Brickell and Coral Gables are close.

The homes you’ll find
The Grove mixes single-family homes on shaded streets, from older houses to newer builds, with condos along South Bayshore Drive and in the Village Center. Lots, trees and distance to the water change from street to street.
What to check here
Near the bay, check the flood zone and flood insurance quotes before your inspection period ends. With large trees, look at roots, drainage and the roof, and ask whether removing a tree needs a permit. In condos, review the structural reports and reserves.

Bilal short-lists streets and buildings that match how you want to live, near the Village Center, by the bay or under the trees, and sets up private tours. Then he negotiates your offer and follows inspections, insurance quotes and title work through closing.

Yes. The City of Miami annexed Coconut Grove in 1925, and Miami City Hall itself is at Dinner Key in the Grove. City services and permits come from the City of Miami.
03What kinds of homes are in Coconut Grove?
Single-family homes under the trees, from older houses to newer builds, and condos along South Bayshore Drive and in the Village Center. For homes for sale now, ask Bilal.
04Do homes in Coconut Grove need flood insurance?
It depends on the property’s flood zone. Lenders require flood insurance for homes in FEMA high-risk flood zones, and standard homeowners policies do not cover flood. Check the zone, read the seller’s flood disclosure and get quotes before your inspection period ends.
