What you get
Your price comes from recent comparable sales near you, your home’s condition and what buyers are paying now. A home priced right from the first day tends to draw its strongest interest in its first weeks on the market.
Before you list, Bilal walks through the home with you and points out the repairs, cleaning and staging that are worth the money, and the ones that are not. Nothing is spent without your say.
Professional photography and video, a property description written for Miami buyers in both languages, and showings arranged around your schedule.
Bilal reviews every offer with you, including price, financing, inspection period and closing date, then handles the inspection requests, the appraisal and the paperwork with the title company until the keys change hands.

Selling in Florida
A few rules and customs shape every sale here. Bilal explains how each one applies to your home.
Florida sellers must tell buyers about known problems that materially affect a home’s value and that a buyer could not easily see. Since October 1, 2025, sellers of residential property also give buyers a flood disclosure at or before signing the contract: flood damage they know of, flood insurance claims and any assistance received for flood damage.
Most buyers order a home inspection. Insurers often ask for a four-point inspection on older homes and a wind mitigation report, which can lower the buyer’s premium. Having your roof age, permits and recent repairs ready speeds this up.
In Florida the seller customarily pays the documentary stamp tax on the deed. In Miami-Dade and Broward the buyer customarily pays for the owner’s title insurance policy, though the contract can say otherwise. Commission is set in your listing agreement and is negotiable.
When you sell a condo or a home in an HOA community, the buyer receives the association’s documents, and condo buyers now look closely at the building’s structural inspections and reserves. Gathering them early avoids delays.
It depends on recent sales of similar homes nearby, your home’s condition and upgrades, and today’s market. Send the address through the form on this page and Bilal will prepare a free home value and call you within 24 hours to go over it.
Time on the market depends on price, condition, location and season. Once you accept an offer, closing often takes 30 to 45 days when the buyer is financing, and can be faster with a cash buyer.
The main costs are the broker’s commission, which is negotiable, the documentary stamp tax on the deed, title and closing fees, your mortgage payoff and any repairs or credits you agree to. Bilal walks you through an estimate of what you would take home before you list.
Not always. Small repairs and a thorough cleaning often pay for themselves; large renovations often do not. You can also sell as-is. Either way, Florida sellers must disclose known problems that affect the value.
Yes. Bilal can plan both so the dates line up, for example with a closing date that gives you time to move, a short rent-back after closing, or an offer on your next home that depends on your sale.
Yes. Calls, showings, offers and the contract walkthrough can all be in Spanish or English, whichever you prefer.
