At a glance

South Miami at a glance.

South Miami calls itself “The City of Pleasant Living.” It is a city of tree-lined residential streets around a downtown on Sunset Drive, and it borders Coral Gables to the east and Pinecrest to the south.

The University of Miami’s campus sits just across Red Road. US-1 and the South Miami Metrorail station link the city to downtown Miami.

Daily life

Living in South Miami.

Character and history

The area was first known as Larkins, after W. A. Larkins. It became the Town of South Miami in 1926 and a city in 1927. Its residential streets, lined with single-family homes of different ages, still keep a small-town feel.

Landmarks and daily life

SoMi, the downtown along Sunset Drive (SW 72nd Street), is the city’s main commercial street, with City Hall and the Metrorail station along it. Baptist Health South Miami Hospital is in the city.

Getting around

US-1 (South Dixie Highway) runs through the city toward downtown Miami. The Metrorail station at Sunset Drive and US-1 has trains toward Brickell, downtown and Miami International Airport.

For buyers

Buying a home in South Miami.

The homes you’ll find

Expect single-family homes, from older houses to renovated and newer ones. Each age brings its own questions: the roof and systems on an older home, the permits behind a renovation.

What to check here

On older homes, insurers often ask for a four-point inspection of the roof, electrical, plumbing and HVAC, and a wind mitigation report can lower your premium. Confirm that past additions were permitted, and check the flood zone before your inspection period ends.

How Bilal helps
