At a glance

Fort Lauderdale at a glance.

Fort Lauderdale is named for forts built during the Second Seminole War, which took their name from Major William Lauderdale, and it was first incorporated in 1911. It is known as the “Venice of America,” with roughly 165 miles of inland waterways.

The city has about 7 miles of beaches and Port Everglades, hosts the Fort Lauderdale International Boat Show every year, and calls itself the “Yachting Capital of the World.”

Daily life

Living in Fort Lauderdale.

Character and history

The first of those forts stood at the fork of the New River in 1838, and the river still runs through downtown to the Intracoastal Waterway. The Riverwalk follows it for more than a mile, from Sailboat Bend to near the Stranahan House, a 1901 trading post that is now a museum.

Landmarks and daily life

Las Olas Boulevard, with its shops and restaurants, runs from downtown to Fort Lauderdale Beach. On the water, canals link many homes to the Intracoastal, and the boat show comes to town every year.

Getting around

Brightline stops downtown, with trains to Miami, Aventura, Boca Raton, West Palm Beach and Orlando. Tri-Rail has Fort Lauderdale, Fort Lauderdale Airport and Cypress Creek stations, and Fort Lauderdale-Hollywood International Airport is close by.

For buyers

The homes you’ll find

Expect canal-front homes with docks, condo towers downtown along the New River, and single-family homes on streets away from the water, in a wide range of ages and styles.

What to check here

On the water, inspect the dock and seawall: age, condition, permits and repairs. Broward County sets a minimum height for new seawalls and substantial repairs, so ask what yours may need. Boaters should check the water depth and any fixed bridges between the dock and the ocean.

How Bilal helps

Bilal short-lists homes by water access, boat, budget and commute, sets up private tours and lines up the inspections a waterfront home calls for. Then he negotiates your offer and follows appraisal, insurance and title work through closing.

How buying with Bilal works

For sellers

Selling in Fort Lauderdale.

Waterfront buyers ask about the seawall, the dock and flood history, so gather permits, repair records and insurance details before you list, along with Florida’s flood disclosure. Then start with a free home value.

Ask Bilal
01Is Fort Lauderdale a good place to live?

It suits people who want life on or near the water: canals, beaches, boating and Las Olas Boulevard, with Brightline and Tri-Rail links to Miami. Touring a few neighborhoods with Bilal helps you compare.

02What should I check on a canal-front home?

The seawall and the dock: age, condition, permits and past repairs. Broward County sets a minimum height for new seawalls and substantial repairs. Boaters should also check the water depth and any fixed bridges on the way to the ocean.

03Do homes in Fort Lauderdale need flood insurance?

It depends on the property’s flood zone. Lenders require flood insurance for homes in FEMA high-risk flood zones, and standard homeowners policies do not cover flood. Check the zone, read the seller’s flood disclosure and get quotes before your inspection period ends.
